The Chamber held an expert report proposing rent on abstract market figures unfit to found a judgment. Comparables must be comparable with the subject property in location, area, use and date of contract. An equity reduction under TPC art. 344 must be tied to concrete reasons. Long use by the tenant is not of itself a ground for an automatic reduction.
